Winter Garden residents can explore how proposed Amendment 3 might affect city finances through an online budget simulator and explanation published by the city ahead of November’s vote.

The city projects property-tax revenue reductions of about $5.2 million in 2027 and $8.5 million in 2028 if voters approve the amendment. Its estimates use a 4.8565-mill rate and 10,526 homesteaded properties. Actual results would depend on voter approval, final legislation and property-appraiser data.

According to the city’s summary, the proposal would establish a $150,000 homestead exemption in 2027 and $250,000 in 2028 for taxes other than school-district levies. The city says approval requires at least 60% of the vote.
